Thanos Geramanis
CEO & Partner, Moving Doors
Renowned for producing some of Greece’s most influential engineers, innovators, and corporate leaders, the National Technical University of Athens has consistently remained at the forefront of technical and scientific education in Europe. Widely recognized as the Polytechneio, the institution has built its legacy on academic rigor, intellectual discipline, and an uncompromising emphasis on applied problem solving.
Over the decades, NTUA alumni have assumed leadership positions across global industries, carrying with them the university’s deeply embedded culture of analytical thinking, operational precision, and innovation-driven leadership. A compelling example of this legacy is Thanos Geramanis, Chief Executive Officer of Moving Door, whose professional philosophy reflects the distinct mindset cultivated at NTUA.
Long before entering the corporate world, Geramanis was advised that the most effective route for someone with his interests and aptitude would be the combination of an engineering education and postgraduate business studies. The reasoning extended beyond technical specialization. An NTUA education was expected to shape a methodical, systems based way of thinking capable of compounding in value across industries, functions, and leadership responsibilities.
That expectation became foundational to his career. At NTUA, Thanos encountered an academic culture that challenged students to move beyond textbook solutions and develop the ability to deconstruct complex problems into workable components.
The university’s approach emphasized intellectual rigor, Continuity questioning, and the pursuit of solutions that function effectively under real-world conditions rather than remaining confined to elegant theoretical models. This process-oriented mindset became central to the way he evaluates opportunities, manages risk, and leads organizations.
He later complemented this engineering foundation with an MBA, strengthening his ability to connect technical reasoning with commercial strategy, capital allocation, and organizational management. Today, that dual perspective defines his leadership at Moving Door. Thanos approaches operational, commercial, and product-related decisions as interconnected systems that require constant refinement and disciplined execution.
The habits developed during his years at NTUA — questioning assumptions, modeling outcomes, and iterating relentlessly, continue to shape both his executive decision-making and the culture of accountability and analytical thinking he fosters within the company. Let’s hear more about Thanos Geramanis in this one-on-one interaction.
We are also actively integrating AI into our operations in a highly practical way. Our current focus is on automation, stream lining processes such as lead qualification, document handling, guest communication, and operational monitoring
What inspired you to lead Moving Doors, and what vision did you bring when you stepped into this role?
What inspired me to lead Moving Doors was the clear structural gap I saw in the residential rental market across Greece, Cyprus, and the broader Southern European region. The market had become heavily polarized between rigid long-term leases and short-term holiday rentals, leaving professionals, relocating families, and project-based teams without a reliable housing solution designed for modern living. I saw an opportunity to build something fundamentally different, a technology-first, vertically integrated platform capable of delivering a consistent, hospitality-grade living experience with the operational discipline of a real estate company.
From the beginning, my vision extended beyond rentals alone. I believed the real opportunity lay in integrating the fragmented realestate value chain from sourcing and refurbishment to furnishing, property management, guest experience, and investment services. By controlling more of the ecosystem, we can ensure quality, create stronger long-term value, and build a scalable platform positioned to become the leading flexible-living brand across the Eastern Mediterranean and eventually Europe.
Moving Doors operates at the intersection of corporate housing and flexible living. What differentiates your platform in an increasingly competitive market?
What differentiates Moving Doors is our ability to combine operational control, technology, and market depth into a fully integrated platform. First, we operate through a vertically integrated model, managing everything from property sourcing and design to distribution, guest experience, and ongoing support. That level of control allows us to maintain a consistent standard across every apartment rather than relying on fragmented third-party operators.
Second, technology is central to our business. We have developed our own proprietary Property Management System specifically for the medium-term rental segment. It enables us to manage pricing, operations, customer experience, and distribution through a single integrated platform, giving us far greater efficiency and visibility than traditional operators using generic hospitality software.
Finally, we have chosen to build a deeo market expertise in Athens and Cyprus instead of pursuing aggressive geographic expansion. That concentration creates stronger operational economics, better local partnerships, and a far more nuanced understanding of our markets, which ultimately translates into a superior customer experience.
How are changing workforce trends, such as remote and hybrid work, influencing demand for flexible living solutions, and how is Moving Doors adapting to these shifts?
Remote and hybrid work have significantly accelerated demand for flexible living solutions across Southern Europe. We are seeing growing demand from corporate relocators, project-based professionals, digital nomads, and individuals navigating transitional phases in their personal or professional lives. What these groups have in common is the need for a genuine residential experience combined with the reliability and convenience typically associated with hospitality - without the rigidity of long-term leases.
Moving Doors was designed around this shift. We have strengthened our B2B partnerships with corporate HR and global mobility teams while continuing to expand our direct-to-consumer platform for individual residents. Operationally, our model is optimized for medium-term stays measured in weeks and months rather than days. Our properties are designed for modern living, with functional workspaces, fully equipped kitchens, and strategically connected locations that align with the realities of today’s increasingly mobile and flexible workforce.
Technology plays a key role in modern real estate solutions. How do you leverage innovation to enhance customer experience and operational efficiency?
At Moving Doors, technology is not simply an added feature, it is the foundation of how we operate. Our proprietary Property Management System acts as the central operating layer for everything from bookings and pricing to guest communication and supplier coordination. Because the platform was purpose built for the medium-term rental segment, we can automate workflows that have traditionally made this category operationally complex, including billing cycles, maintenance management, and channel synchronization.
We are also actively integrating AI into our operations in a highly practical way. Our current focus is on automation — streamlining processes such as lead qualification, document handling, guest communication, and operational monitoring. At the same time, we are building toward more advanced AI-driven workflows that can manage tasks proactively and enhance efficiency across the business.
For customers, our focus remains on delivering a seamless digital experience built around transparency, convenience, and reliability, allowing us to scale efficiently without compromising service quality.
As a leader, how would you describe your management style, and how do you foster a culture of agility and collaboration within your organization?
I believe strong companies are built by strong teams, not by individual leaders. My role as CEO is to create an environment where talented people can operate with clarity, trust, and accountability. I focus on hiring individuals who are highly capable in their respective functions and giving them the autonomy to lead decisively. For me, trust is essential because it reduces organizational friction and allows decisions to be made closer to where the real information exists.
Operationally, we maintain a structured but agile rhythm through regular executive reviews, strong asynchronous communication, and clearly defined priorities. We rely on collaborative tools to ensure transparency and alignment without creating unnecessary bureaucracy.
Culturally, I encourage candour, ownership, and a strong bias toward execution. I want teams that are comfortable challenging ideas openly while remaining aligned around shared goals. We view mistakes as opportunities to improve, and we value people who consistently solve problems and move the business forward collaboratively.
As a distinguished alumnus of the National Technical University of Athens, what message would you like to share with aspiring entrepreneurs and future leaders from your alma mater?
My message to aspiring entrepreneurs and future leaders from NTUA is to recognize the immense value of the engineering mindset that the institution gives you. The ability to think analytically, solve problems systematically, and approach complexity with discipline is an advantage that extends far beyond engineering itself. However, real impact comes when you apply that mindset to solving practical problems in the real world rather than remaining attached to theory or perfect models.
I would encourage young founders to focus on building meaningful businesses that address genuine market needs, particularly in industries that are operationally challenging and often over looked. Long term success is rarely driven by trends alone; it comes from execution, resilience, and consistency.
Equally important is the team you build around you. Surround yourself with capable people, stay close to your customers, respect the responsibility that comes with managing capital, and develop the endurance required to navigate uncertainty and continue moving forward over time.
